It is our responsibility to ensure the property being appraised is represented accurately, which is why we conduct an interior and exterior inspection. During this inspection, we look for, and document, main features of the property, such as: room count, location, and amenities, as well as obvious defects. Measurements of the property are also taken to illustrate a sketch of the floor plan. 

Once inspection is complete, our appraiser utilizes market trends and analytics to arrive at an opinion of value of the property. During this process, our certified and licensed appraiser will gather and analyze information that may include construction costs, labor costs, rental revenue, and other information that may factor into the valuation. Comparable properties in recent transactions are also gathered in order to arrive at a more accurate valuation. These comparables have key similarities to the property being appraised, like: location, room count, square footage, amenities (such as a swimming pool), among other considerations. 

After visual inspection is complete and analysis is gathered, our appraiser is ready to arrive at an estimated market value of the property. Although the opinion of value is not always what it is being paid or what it is being listed for, it is the best indicator of what a property is worth.
